Heat-maps of how home prices have changed over time across the metro

I have 2003-2015 home price data for every city, township and neighborhood in the 13-county Twin Cities metro.  Mapping hot and cold spots for home prices can help municipal, county and regional (Met. Council) governments better allocate resources, understand housing market dynamics, predict transit/transportation needs, plan for public utilities, public works budgets and more.

    Is this data from government record, or the MLS? Does it contain information about days-on-market, price-adjustments, and buyer/seller demographics?

    We would be using aggregate MLS data. It definitely has information on seller activity, buyer activity, inventory levels, home prices, days on market, the ratio of list price to sales price and absorption rates.  It also contains foreclosure/short sale, condo/townhouse/single-family, new construction/previously owned breakouts.  The database does not maintain any demographic information.  Hope this helps.  It would be an incredibly exciting project for anyone around the metro who owns a home or is considering buying or selling a home.

    I am interested in identifying townhouse, condominium and similar homeowner associations in the 13-county metro area. I have looked at data from the MN Secretary of State and form each county's tax parcel records. Would your MLS data enable selection of just townhouse or condominium properties? I'm registered for this event and may be interested in joining your project.

    Hey Lynn. Yes, I can segment the data by single family, townhouse and condo property types. That said, the intent and geographic scope of this project is about identifying and visually presenting market-level trends and not parcel-level trends. It's also about the macro-level regional housing market, not about identifying individual associations. What you're proposing certainly sounds intriguing but it might be outside the scope of this project. I think it would be very useful to be able to see on a map where townhouse or condo prices were highest/lowest and how single family or new construction prices vary across the metro. The intended audience is home buyers, policy makers, real estate professionals and those considering relocating to the region. Hope that helps.
